Playacar is a private gated community south of PDC's center. Two phases: Phase 1 with boutique hotels and beachfront residences, Phase 2 with villas and condos surrounded by jungle and golf. The beach in front of Playacar is the widest and quietest in all of PDC — very little sargassum compared to the center. For families and groups who want real privacy, a private pool and no dependence on beach clubs.

💡 Local tip: Phase 2 villas are much better value than apartments — if you're a group of 6+, look for a villa with a cenote or private pool. Beach access from Playacar is via Calle 10 sur and is always free of vendors.

The tourist heart of PDC. Restaurants, bars, shops and the beach at most 10 minutes on foot from any point. Ideal for those who want to maximize every day without worrying about transport. The Airbnb supply is enormous — from budget studios to penthouses with rooftop and jacuzzi. Streets 28–38 are the most sought-after for being between the beach and the nightlife.

The most coveted strip — between the beach and the action

The most iconic area in PDC to stay. Mamitas Beach right in front, 5th Avenue steps away, the city's best restaurants within walking distance. The rooftop-and-jacuzzi Airbnbs here are the most shared on Instagram. Walk Score 95+. This is the zone that books up fastest — in high season you need to plan months ahead.

Quiet, more affordable and increasingly popular with nomads

The North Zone is the least touristy and most authentic PDC. Fewer beach vendors, larger apartments for the same price and access to the best Blue Flag beaches like Punta Esmeralda and Playa 88. Ideal for digital nomads staying a month or more who want quality of life without the center's noise. Growing fast — new developments and more options every season.

    Colosio and Zazil-Há are residential neighborhoods where many locals live. Authentic PDC, no tourist posturing. The lowest prices in the city and the largest spaces. Not the first choice for first-timers, but for nomads who already know PDC and want to cut costs without sacrificing quality of life, it works great. You need a car or be willing to use DiDi frequently.
